The three methods of cancellation are:
First: The original Deed of Trust and original Promissory Note are submitted. Both must be marked “Paid and Satisfied” and must be signed and dated by the appropriate party.
Second: The Trustee or Substitute Trustee may submit a “Trustees Satisfaction of Deed of Trust.” There is no particular phrasing required but this instrument must be notarized.
Third: A “Satisfaction of Security Instrument” signed by the mortgagee, Deed of Trust Beneficiary or other secured creditor may be presented for recording. There is no particular phrasing required but this instrument must be notarized.
There is no fee for recording cancellation documents.
